The difference in cost between a rule-of-thumb approach or "desk-top" study is simply not worth the risk and rarely gets you the same amount of tax benefits. 

It's accessible from computer and mobile.

You might get a desktop appraisal done to include finished properties but still wouldn't hold up if you used it to show actual value.Hope this helps.

On the other hand, your C corp can pay you a salary of 30K for the flip role and you can expense out the 20K thru other means such as travel, home office, computers, training (bigger pocket premium membership), 401K. 

My wife found a software called Landlord Max, but the laptop she loaded it on crashed in less than a month and with tax season and everything else she has never loaded in into her new desktop to get it up and running. 

@Sheryl SitmanThank you so much for the information I completed step 1 and 2 (phila tax id, commercial license), but got stuck at #3I couldn't get a rental license because of some apparent violations 8 years ago (the computer system says it's complied but L&I says I might need a re-inspection and they want to charge me for it). 

One thing I would add would be to consider QuickBooks Online instead of the general QuickBooks Desktop software.
