For the ones that I can't get good data, I expand time frame or search criteria  and then usually use the lowest comp to err on the side of caution.

Overall the NIZ is a desirable area to be investing.

While the drs or nurses have final approval, the locums company does the leg work and searching. 

We are newbies to real estate investing and have been reading, searching, going to meetings to find out more about real estate.

If you can't get a professional looking job, it will look like the tenants (novices) painted it, and will lower the desirability of the unit for the next occupants.Keep with neutral, off-white colors, keep it simple--it will broaden the appeal to the greatest number of potential renters.

@Ryan Wilkerson put the money in the bank and keep it for operation costs..get our site up to date...host a networking event at your current flip...do not spend on mailers...let the wholesalers do that and you go find your own deals by networking with agents and searching online yourself. 

People of BP, I'm having trouble trying to Wholesale, i know what i'm doing far as setting up Contracts and all that, its more of finding Motivated Sellers of properties, every time i search for a property that's for sale by the owner, either i run into someone that already doing the same thing, took over the property and looking to sell it aka another Investor, or someone that has a Title Company already tied to the property and it puts me out of position to do anything after that.

Columbus, Memphis, etc....duplexes for sale.......then in the keyword search on Zillow type in the word Section 8.
