"Market Value" in my opinion was $320k, possibly more if there was that much interest in the market.

I just wanted to get opinions in this community

I've done quite a bit of research on Phoenix, AZ so far and was wondering if I could get some honest opinions from those of you that have purchased investment properties here already. 

Again just my inexperienced opinion but common sense to me is yes you should have standard products like paint color and even the brand and model of toilets you use.

There is, in my opinion, a guarantee of losing equity but only a risk of actually losing a property, when leveraged, assuming a investor is well prepared. 

Just to add an opinion, don’t rush!

The issue is my agent priced my property based on her opinion of Comps in the area, I felt the listing number was too high in my opinion but went with the professional who does this for a living.

I would caution you on anything Morris.. they are far from reputable from what we have seen on BP just look at some of the threads on what they did to investors in Indy.. is sad  and left many many folks in very bad financial shape and then to top it off took no responsibility at all and try to blame others.. not to mention their idea of investing in low values assets is completely the opposite of how those assets work.. they are just not credible at any level in my mind and personal opinion.. and maybe I am not either but that's my view point

Gila Bend is not a big enough, high demand enough market to do a long distance flip (in my opinion).
