I have made many many attempts to collect and even suggested that setting up and online pay would make things easier (I did that) and they still haven’t paid.

I used to collect it in cash or check.

I would sit back and collect the checks like a mortgage holder is supposed to. 

Properties are relatively inexpensive in some of these rural towns but I worry about what type of rent could be collected in these locations.Does anyone have any suggestions about this, or what they would recommend?

Based on my research so far it looks like using a commercial agent/broker is the best option, but I'm wondering if there are other resources people use that I'm not thinking of.

It varies on the property your knowledge base and resources if you have a experienced tradesmen at your disposal.

What if I bought a turnkey home outright, hard cash buy, with tenants and I collect rent money monthly. 

Collecting $2000 in rent a month seems like an easier option.
