I’ve seen people use this strategy many times where they might go through 2 or 3 renters and each time they collect the option money.

I plan to collect rent, & the deposit through Cozy.co & also require renter's insurance. 6) Do I (in my case my pm) do the handing of the keys walk-through with the tenent & document everything along with them?

Any lease which allows you to sublet to another could be considered a "sandwich" lease if you're collecting from the subtenant and paying your landlord.

I backed out of the contract but I feel like this is a scam collecting dd money.
