It’s my understanding it’s very hard to meet reps status working a w2Also I believe once you get above $150k basically you lose any benefits of reps status I think I will be able to qualify for the STR re status if I run the cost segregation when I purchase the house.

However, if you pay all cash, some lenders will allow you to do a cash out refinance based off of the purchase price immediately after closing with no seasoning requirements.

Hi all,I am looking at a potential rental acquisition where the home contains a garage conversion into a room and it is unpermitted.Note that seller has not included this room in the sq footage and i am not purchasing it with the assumption of conversion to permitted.If i were to buy and turn into a rental - is there any liability to renting it out with that unpermitted conversion?
