I can see more conversion to medical offices and essential based businesses.There is value in various asset classes.

@Greg Pasquale we manage a lot of places in C class neighborhoods. 

For starters there are three classes of rental candidates we do not rent to, they are:FriendsFamily& FoolsWay too many stories of that brother, cousin or distant relative moving in and thinking your have "Bigger Pockets" and decide on their own the you don't "need" to collect the rent.

I have noticed that I recognize a lot of the terms that they refer to on the Bigger Pockets Podcast from my finance courses, as well as my Real Estate Law class I took as an elective. 

Then start interviewing with some top brokerages that will help you with licensing classes and training to get you started.

So far I've had 100% on time payments during this crisis in my B class units.

If you want something with a higher class tenant class, schools, etc cash flow will be lower, but appreciation higher. 

I built my portfolio out of Class A & B properties and only bought where I would personally live and feel comfortable walking around the block at night.

I’d go B class.

While my husband and I both have decent middle class incomes, with 2 kids and a house, there isn't a tremendous amount left to save, and it feels like a big mountain to climb.
