It sound like you have chosen to be around that State and City as well as the right type of rental property.  

That said, I've been able to be my own Designated Broker for 18 years now and I have never chosen to be "on my own" for many reasons, including a layer of liability protection. 

By gutting it down to the studs and reworking the floorplan of the units to be more efficient and cohesive we were able to add tremendous value along w/ the finishes that were chosen for mass appeal and longevity.

Columbia and Sony have also chosen this area for their theme parts because of its easy access and proximity to major cities.
