Imagine if you have to replace a carpet, appliance and paint and clean the entire place. 

@Gina Carter I’d say trusting you’ll find good tenants (qualified and respectful) who pay on time, plus check in on the physical property outside monthly, and inside at least quarterly to check filters, carpets, toilets, etc.

I just closed on a 4 apartment building and they are removing the carpet now, have not decided who will manage it's books. 

e.g. there 15 years, never replaced the carpet, likely it can be totally destroyed and that is not damage.

The house I'm planning to rent has mostly carpet, will it be necessary to change the whole carpet after renting ?

I am looking for good sub-contractors/referrals for cleaning, coating wood floors/carpeting, and interior painting. 

I really appreciate it .Is it ok with HOA if I buy this townhouse and do interior paint & new carpet  and list it for sale on market in 2 weeks.They don`t have any restrictions on when I can resell the property right ?

Some work needed done to the house like drywall, paint, carpet, kitchen, bath, room work.
