Interests rates where above 5% in 2006. no crystal ball but surely there's a year or 2 to go however i suggest it wouldn't  do any harm to start watching the monthly stats a little more carefully.!

To do it right you need to select an acquisition criteria; use a credible data source for real time, specific assessor data; spend time to research the area & understand pricing; and mail legitimate ACTUAL offers directly to sellers.Sure, there is a lot more that goes into it, but that’s the “big picture” about how we find off market deals and flip for profit.

Doing this with the tenant present shows them you care about the property, and gives them a heads up that if they cause any damage, you will be charging them for it.
