Fannie and Freddie have awesome multifamily programs , but those are generally reserved for loans $1mm or higher (not purchase price, but loan amount). 

There's a number of awesome meet-ups in the Twin Cities I would highly recommend.

Hello BP Family,For a year now I have been reading books from the awesome BP authors and hosts of the BiggerPockets Real estate Podcast (Josh, Brandon and David) wondering how I could start my journey.Well, my journey took me to my neighborhood and specifically two streets away from my home.

I got a solid contract off the internet and used fidelity national tile on rainbow, they too were awesome. 

If we ever saw explosive price growth like phx, vegas or austin that would be awesome!

Doesn’t sound like the math is working, especially if you are realizing the crazy awesome capital gains the rest of the Denver metro has experienced.

Based on the awesome input I got here from everyone, I've updated my CapEx and Repair model - takes into account lifespan over 30 years, and if the age is within 85% of its lifespan, it puts the cost in the replace column, and automatically reduce the capex lifespan cost by the initial replacement cost, otherwise it just takes the replacement cost per year over the span of 30 years.
