I am just an investor, so it is not my full time job, and I don't intend to make it my job) -- usually there is at least some degree of relationship-building necessary as a pre-req to get the best deals... maybe that's where you need to focus your energy (more than just having a list of "endless contacts").

Okay, let's just ignore the "cash on cashflow" discussion for the time being -- the definition of cash on cash return is well defined (ask your CPA or do a Google search) as a pre-tax return measure and "cash on cashflow" is a term that I assume this poster has made up himself.

This is what I'm currently doing- Post property at least a month before it will be available- even if it's not ready to show (I am finding that better tenants tend to plan ahead) Google Number that goes straight to voicemail describing the property, ending with the website they can go to request a showing (website also included in online advertising) -both the number and website on my yard sign Website where they can request a showing by filling out a pre-screening questionnaire (got this idea from someone on this forum, sorry I forgot who that was) Scheduling Website where I can set a time-frame in my Google Calendar, which will open up time slots that people can sign up for (this site is only sent to those who have filled out the pre-screening questionnaire).
