I came across a wholeseller assigning a sub2 deal on fb. Post basically said UPB 105k 4.5% loan house built in 2006 4/2/2 1800 sq ft ARV 190k. Cost to close the deal 25k. This house was 2 hours away from where I live ...

I currently have a large 1300 sq ft+ 1 / 1 condo that has a very high HOA in general but after analyzing the data it's also high for the building.

Again I have no skin in the game yet myself, been educating and analyzing like crazy to this point.

A small referral fee is not worth the amount of work you would have to perform to properly analyze every investor, every flip, and every flipper...not even close. 

Neither appreciation nor depreciation has much effect on the process.The best part is that you have little competition because the vast majority of investors look down their noses at ‘trailers’ and really don’t know how to monetize this lucrative niche.After 20 years of being in the business I’ve learned a little :)

$25K in NJ can be somewhat limiting and so you might want to consider an approach that doesn't require vast sums of cash to do deals. 

I am learning to analyze deals like Brandon is coaching us to do.I am analyzing a 3 bed, 3 bath, 2,639 square foot house built in 1900and for sale for $55,000. 

What standard values for cost increase, rent increase & property value are most common. I am new and know it will vary by area but looking for a starting point.
