The numbers I'm pulling are north of $3000/month which would equate in solid cash on cash, and cash flow with 25% down on $489k property.This home was built in 1925 but very updated across the board from interior, exterior and major things like new roof in 2012, new AC in 2015, and new plumbing / electrical in 2017 - BUT, this was built in 1925 and still at the back of my head.

The bonus with the events postcard thing is that people tend to keep it around for the whole month, so make sure you info and ideally your business headshot are on the front.As far as your farm, it's good to do the same kind of thing - always have something that shows competence, like a market update, but if you can include something else that's useful or funny (truly funny) that sets you apart or makes them think -'gee, that's helpful, I think I'll keep this) then that's better.

All capex Items except the roof (was redone right before I bought it), flooring, paint, landscaping, toilets, faucets, light fixtures, door hardware, outlets..... you name it we probably updated it.
