The method we used is like the "BRRRR" Method mentioned here except we bought properties that didn't need any rehab at all, bought with cash, and was able to finance using the delayed finance exemption which was completed in 4-6 weeks after initial purchase.

I usually use the audio method to learn faster.

I’m fine with that but seller wants to use dry fog method to remediate.I’m new to all all of this.

No biggie to rent a while, just do it as cheaply as possible.Improvise, adapt and overcome high housing expenses when you buy in the form of manufactured housing, househacking, etc when you're ready. 

My method is if I'm making more than $10,000 on the deal I do a double close.

I am sure these are all methods that they would deem to fit under the clause but all of these are protected by much higher levels of law then just Assignments and Contract Law.
