It is possible that a small local bank will be happier to do the deal because they can more accurately value the comps.

Only CPA can answer the question more accurately.

Obviously, the estimate will be a little more accurate for that property vs one where nothing is available except the info you mentioned.

I work in finance and understand how to analyze properties but need local real estate knowledge expertise to make sure my margins are accurate. 

This does not sound accurate to me.

Okay so I’d say 8/10 times I’m very accurate on running comps but then I’ll stumble along a situation that I have trouble finding the arv and was wondering if anyone could give me some insight to help me in these situations1) there are no other comps in area sold with similar bed and bath 2) the house isn’t legally a 3/1 like the other comps but is the same sq ft range.

Do you have a skip tracing or number lookup company that you recommend that gives accurate numbers?

Whether or not this is 100% accurate, it seems like nobody wants to touch this property.
