In regards to keeping extra supplies. one of the things she requested was a locked closet with extra supplies (clean linens, towels, etc) with a key for the maid so the tenants won't be able to access..she said this is important when you have quick turnovers and there's not always time to do laundry.

Seems like there would be more issues / risks to take into consideration and I wanted to get thoughts from those that have rented property with waterfront access.

They're actually an online investment advisor firm aimed at busy millennials.

I have lots of time, motivation, and access to good contractors but not a lot of capital.

I highly recommend googling property management within 10 miles of whatever deal your considering and filtering out from there based on reviews online and from speaking to people over the phone (reach out to experienced realtors in the area).

I have access to about 40k in capital, I make a decent money (relatively speaking), I live in Indianapolis and hope to invest in my market or Louisville or Cincinnati.  

The problem is if a realtor sees their only value as having access to the MLS, their job will be replaced. 

However, they don't have any employees, and very rarely have customers stop in to pick up orders.  99% of everything is marketed online, sold, and shipped out.
