At the end of the day 7-9% annual rent increase is actually pretty reasonable in my opinion, especially compared to regions of the country with net out-migration where rents are flat or going down, and expenses like property taxes are going up to fill the tax coffers that are seeing less money coming in as people, businesses and jobs leave.

Hello, I am an agent currently working with Berkshire Hathaway and Verani Services in the Lakes Region, NH.

I am looking for a property in the South KC region but have also heard that lenders are sometimes concerned about being out of state. 

You are assigned to the DIA HQ in the DC region, and can expect to be there for 2 years.

My thought is to target this latter sector wherein families new to the region would search for rental houses.

Well, this purchase is in South Florida's eastern region to a first-time buyer.
