That price point is basically a 3/2 1300-2200 square foot house in a great location (you should be getting around $450-$550 ADR / 70-80% occupancy) depending on amenities and location.That's Pinellas County Beaches areas -- that may buy more house in Hillsborough (boating communities and new construction) the ADR should be very similar; I can't speak to the other cities you're looking at.Do you have any specific questions we can help you with here?

You need three comparable sales which is: past three months closed, square footage within 100 feet, room count the same, in tract.

Just last week, we acquired two properties that were 3br/2ba solid brick ranches with 2 car garages and over 1,000 square feet.

The real estate is undervalued for now, with prime locations on average costing about 1,200 USD per square meter (about 110$ per square foot).

How many square feet?

Be sure to ask what the total turn around time is, as long as costs per square foot, etc.
