NOT all but it did just hit us in FLA . on top of this the bank we are using which is a regional SE bank of good size.. they capped their SFR loans at 400k total. 

I concur with @JD Martin that you really should visit the many small towns in the region to get a feel for what you're comfortable with, where you'd like to live, etc.

Hi Chase, at the  moment only some small regional banks will consider a 80 percent cash out refinance.

These include lending only to local, full-time experienced rehabbers, who you’ve gotten to know, like, and trust, against properties you’ve walked, and using a sensible LTV.Lending rates are regional.

My newest project is a major rehab but it has an amazing lake view, is in a great area and is less than a mile to the regional hospital (I get a lot of interest from traveling nurses) to help fill the off season. 

However is interesting to see regional difference. 

My business partner and I are mutlifamily investors based out of Tampa focusing on commercial properties between the 40-80 units in the Central FL region. 

I am thinking of starting with RTP region, North Carolina.Any inputs on the general trend in this region?

These markets focus on distinct buyer demographics or geographical regions.
