I just read Rich Dad, Poor Dad and recently started The Book on Rental Property Investing and I have a question. 

It's not going to make anyone mega rich.

HELOC's sound great when the funds become available because you feel cash rich and feel like you can grab a lot of properties. 

And my second goal is to find a balance between work business and family and understand that there's always a time for everyone I just have to do better at time management I know that's kind of a big issue for some people in my case it is I work a full-time job 48 hours a week.educate myself on real estate on my spare time every week and I also read up BiggerPockets book of rental properties by hold I'm on page 50 of that .I  read Rich Dad poor Dad I change my whole mindset and I just want to focus on educating myself a little more going into this third property and hopefully getting a lot more cash flow my 10-year goal is to have 10 properties and then saw them off and do a 1031 exchange for 150 apartment complex to buy and hold and live off the income.and have freedom to spend time with my family.

I'm not into the get rich quick stuff.

@Sam Shueh the day I’m concerned about getting sued for mudding over wallpaper on my own home I’m flipping is the day I’ve become too rich, or need to become ceo of my own company.
