Rehab needed for rental – need to finish previous work started by owner, finish tile countertops, finish trim, install flooring in 3 bedrooms and kitchen, replace broken glass on 1 window, paint interior, install new door to closet, paint exterior, repair exterior wood rot, install new dishwasher, install new oven, install new microwave, clean/clean/clean (pets urinated throughout home).

Bob B. we installed french drains, added dirt around the foundation to push water away, added drains for gutters, and extended all downspouts away from the foundation.

I'll be installing the dishwashers, as I've done that before, but I've never replaced windows, so that'll be done by someone else.The way I figure it, If I can keep all of these added things to under 100k, the property will easily appraise in the 130s or higher.
