What tax strategies have you utilized in your real estate portfolio?

Trying to find a bank who is OK with a line for real estate and has a low-ish rate. 

@Michael CsrnkoI recommend finding an accountant who specializes in real estate taxation and tax planning.You may want to consider working with your accountant remotely to expand your options.I would also recommend looking for a accountant willing to work with you throughout the year.

FYI: currently of my investment 86% is real estate, 10% CASH (high yield savings)  and 4% stocks.This property is currently the worst area of all our properties.

Here is my situation:- I'm a W2 employee that earns north of $500k a year- My wife is a stay-at-home-spouse- I'm looking to buy ~ $1,000,000 in STR Real Estate by the end of the year (as an investment and to offset my tax bill)I'm fairly well versed in the rules surrounding using STR to offset active income.

My Real Estate Journey made at night and weekend, allowed me to close my first deal!
