The 70% rule is more like a heuristic, depending on the property you should go lower or higher on the offer.

I know this is a nuanced topic and it is probably market dependent but I can't find any pictures of rentals' basements on listing sites.Any insight is welcome.

I do think this is a great way to get started with a fairly small amount of capital assuming you make enough to obtain the loans.
