Once you have this team in place, you should be able to confidently invest in any market.As for picking a specific market - I would go after one with an increasing job and population growth.

Pick a vacancy factor that is conservative to analyze your deals.

I would ask them for a remedy to the "too much" situation... might be fun to pick their brain. 

When our unit is full and we want to stay in the area we usually pick a hotel over an AIRBNB because of all the added fees.

So if you have a good job and enjoy living here you should definitely consider picking up a property if that's something you're interested in.

Maybe pick up a part time job for health insurance then.
