The main point we were required to give up was the borrower’s personal guarantee (PG).

I personally wouldn't buy anything that isn't already a permitted STR because I wouldn't want to go through all the steps to make sure it is ready.

Too many investors make the mistake of trying to treat it like a short-term rental, which is a great way to get yourself into a bind.You can keep more than one security deposit in the same bank account, but it should be held separate from any of your own money.You need two accounts: checking and savings.

It's a smart move for both keeping more money in your pocket and making your property more appealing to a wider pool of buyers.

Personally when I rented I never wanted my landlord bugging me but they don't care if my husband ("the handyman") is there all the time.
