Good evening, Being a wholesaler and new to the industry, has anyone every been asked by a seller to show proof of funds as a wholesaler and if so do you have any suggestion how to handle such request; especially when my goal is to lock in the contract with the intent to do an assignment of the contract.

The problem I ran into with the first bank (and confirmed by the second one who returned my phone call) was “to consider any income from 1099 self employment I would need a tax return for the past two years, and they would average the amount.

Hello,We are about to close on a REO sfh that needs total rehab in 70068 Area.Property: built in 1953, SFH 3/2 1260sqftNeighborhood: Class B,Average comps ~ 120k within 5mile radius ( no homes sold in the same block) Rental income around $1000-1300Cash buy for $35000So far I have one GC that has quoted me about $55/sqft to completely gut the interior, roofing, plumping, electrical, flooring etc.
