I'm pretty sure HML is out of the question due to higher int rates and length of time needed.I know it's a bad time to be hitting up the banks for loans and that I'm looking at an uphill battle.

I guess there was some electrical issues in the garage that I had no idea about, plus the A/C didn't have a "emergency turn off" or something like that on it.

My parenthetical comment was related to the fact that depreciation is similar to CapEx, in that they both account for the wear on the capital asset (though one actually hits the statement of cash flows and the other is just on paper).

When the girls were 3 & 4 I had a hammer in their hands lol).Anyways, I have done it all; tiling, drywall, framing, installed doors, carpeting, rough and finished carpentry, knocked down walls, installed cabinets, laminate flooring(I didn't want the added expense of hardwood), finished my basement (DH did the electrical although this does not appear hard to learn), designed and built a 20X20 paragoda/arbor for my patio (with some manly help) and installed a vinyl fence.

Otherwise it will have to take the hit on negative equity.So I would think that we will be seeing a lot more flexibility of the mortgage holders in the near future to keep people in their homes.Are you guys seeing any of this happening yet?

It should take you longer than that unless you have a lot of experience.You'll need to own a good electrical tester, and know how to use it.
