Not everyone reads all the words in your ad and they make decisions based on photos/price so you may be doing yourself a disservice for charging a higher than expected rent for the type of home you are offering and see fewer applicants.

You can accept applications, do background/credit checks, and collect payments all online.

We upgraded and the app didn't transfer to new phone and it's telling me in App Store it's no longer available. 

It pushes out the listing to different sites, but I wouldn't rely solely on that to get a good influx of applicants.

First read your local laws - it may be that you can not deny an applicant for criminal conviction unless they are  violent or monetary .....  

It's an exciting one for me, for sure :) ...I'm about to close on a property that I found off market while just driving through a neighborhood back from the grocery store.

The longer you're in the rental game the more hardened one can become regarding these stories that tenants (and applicants) can provide. 

As a computer guy, I can't help but recommend grafana as a vis tool but you need to bring your own data and data store.
