You have a wide variance of potential profit, but if you very rough ballpark of $25k invested leads to $45k profit, and $50k leads to $70k in profit, I would strongly consider only rushing $25k and tastefully do the interior remodel, but leave out high end finishings.

I have no idea if there's any work that needs to be done but I'm assuming there will be.The two units in the duplex are currently rented at $500/each ($1000 total) and a tenant is moving into the SFH on the property at the end of the month and will be paying $700/month.At first glance (without knowing the extent of any updates/repairs that the properties may need) this seems like a good deal.What questions should my dad be asking or what should he be on the lookout for during the walkthrough on Sunday?

@Chris May  sounds like the Dot.com bubble burst of 2000.... minor shock wave then make new highs... people at the start ups are probably not fueling the resi market in SF bay area to any great extent.. they will when they go public  LOLMy daughter is a controller at Intel.. what Intel did was willow out the chaff. they let the bottom 10% of their work force go and a lot of retirement  good thing for the company.. they had a lot of dead weight..
