You will save yourself loads of stress and money along the way. 

If they are just bugging the police and needlessly wasting their resources, you may be able to have them come testify on your behalf, or at least show that there were never any charges or tickets from police substantiating her claims.

So I realize this may be a loaded  and polarizing question, but just putting it out there:What is the point of having a wholesaler?

Many brokers are afraid of getting involved with newer investors because they are worried you will not be able to close on the deal, which will waste time and make them look bad with the owner who gave them the listing. 

@Jake Kozul - I will add another vote for any warranty like this being a horrible waste of money.  

You wasted more of everyones time replying with unhelpful information than just not replying at all.  

Lean production methods eliminated waste and duplication I think it is totally amazing.
