I estimated an ARV of $300,000-$325,000, but in its current condition $250k to $280kThe property is outdated, but completely habitable and clean. when listing the property the basement was still full of my grandparents belongings, so nobody realized the walls were bowing inward.

However, I think you’d have a hard time pushing that same responsibility on the tenant if the cause turned out to be tree roots somewhere down the plumbing line (especially since working plumbing and a sewage disposal system both are required under the warranty of habitability in California).Your attorney’s language doesn’t seem to differentiate between the two scenarios.

Another big problem you’ll have in the Poconos is that contractors & service professionals & cleaners & handymen have a habit of being SOOOO unreliable that there’s actually a term for it: the Pocono Promise.
