And yes the largest house in the neighborhood, often a problem, I understand the extra footage is cheap but square foot pricing ignores the lot and quality of the construction basically and for that reason I like to basically ignore it because it is not truly accurate.

Parts of the Dallas/Ft Worth area have very high sand content to the soil, and much of the southern part of Dallas county is mostly what we call white rock.Jon is also right about the fact that better quality developments have the home foundations engineered to deal with the soil realities from the beginning.Again, it's common in Texas, but it is NOT every house over a certain age, nor is it every house within a certain area.

I would think if you are wanting to invest with a possible lower quality tenant base for higher returns you might want to look into another state where you can more easily evict and have more rights.
