You won't necessarily have the big pay day but you can build some cash flow while identifying key vendors that you can use in the future.

@Jered Sturm Looking at the local Cincinnati REIA, I see only two (2) property managers who are taking advantage of being a "preferred vendor"...   ...a Berkshire Hathaway Commercial PM, and Weybridge PM Services (www.presrents.com). 

We are also looking into NewBook as well because they look very strong - but it's a solution that looks to be more focused on the bigger picture.For internet providers, we utilize a local vendor for that if possible, however, if you need another option for more of a remote location, you can surely find some good solutions.

That will end up costing you much more in the end, when something fails, for example, and you don't have the power of history with the vendors (or contractors) to help you through it - and that is definitely *when*, not *if*. 

The property owner (client) never has access to the operating account as that is the account that runs the property management company's business--much like you don't have access to any vendor's company operating account.Regarding the trust account, you won't have direct access to this account either because it is where other clients' monies are held as well.  

I just recently found to new vendors that report to Dun and Bradstreet and Experian Business.

And I was told the condenser was shot by both vendors.

They do have vendors that provide services to the note industry.
