Contractor issues, cost overruns some quite unforeseen, some overlooked.

If you're talking about removing all the walls and replacing the plaster with drywall, all new trim and new floors/sub floor you're going to run into a lot of unforeseen problems.You also have to be careful about who you hire.

And while most folks feel comfortable at a hold of anything over one year, there could always be circumstances to your decision that would justify a sale with a hold of less than a year.

I suspect the OP is in a similar circumstance and will be fortunate if they can collect anything at this point.

It was meant to be a buy/hold/rent but due to various circumstances (read: lessons), I sold it a year later at around a 28K profit - if I remember correctly.

That seems like an uphill battle even in the best of circumstances.  

It can be very effective in messy circumstances, especially when the issue is broken communication and wrong assumptions on each side.

This is called "Change of Life Circumstance" which allows for a person/borrower to make a life change based on circumstance.
