Most likely by the time you get it done, things will have stopped escalating, the stores will be filled with toilet paper and the sun will be peeking out of the clouds.You have some reserves (many don't) and you apparently have the ability to live frugally.

Have you looked at real estate prices, agricultural comodities, lumber, steel, copper, toilet paper lately?

I do hope you keep us all updated on how your investment pans out over the long haul.I have been thinking of dipping my toes in the Turnkey pool myself since I work 60+ hours a week with an unpredictable schedule.

How long do you want to be scrubbing toilets for?

I'm very upfront and quick to repair items...In return, I tell them.1) I expect you to be able to take care of little things like clogged toilets...and don't call me if you see an ant.

However, at this point in my career, the money I pay professionals for repairs is a relatively small piece of my operation, and my time is much better spent on other things (like spending time with friends/family, skiing, optimizing my portfolio, etc.). ...I know how to switch out a toilet, but I'd much rather pay someone to do it and spend that time enjoying life.Moreover, the money I would have saved by becoming a tradesperson early in my investing career would be dwarfed by the money I would have lost from delaying my investing career.

I would not buy consumables like toilet paper.   

You'll be fixing 15 toilets, hot water heaters, doing clean outs and showing properties and putting up with tenants!
