@Jonathan GreeneI agree - I like to offer an alternative option which can be negative and I get plenty of private messages of me being mean, out for people etc.As an example, I am Sorry, but my opinion is if you get 100% financing I think it is ultra high risk especially for someone new to real estate.

There are investors that do the full thing, but may take a lot of money due to a newer investor bring them a deal (the split may be bigger than what you think is okay for asking).

I think that you are more than STRETCHING the truth here...

I don't think this is a large opportunity for REO, unless you are already in the game.  

The more I think about this, the more I wonder if you should just get a quote/ assessment from a Contractor just to be sure you are not overpaying or to reassure you that the replacement is warranted. 

We feel like this gives us a pretty good background to start, but by no means do we think we know everything we need to yet.The area around UCF has improved quite a bit in the last 10 years and home prices have risen considerably, but it seems like there are still some promising areas to find deals.

I see too often that aspiring investors think real estate will be a much more passive source of income than your job, but I can almost guarantee you that you will extremely active especially when starting out. 

other than working with a local bank to get our financing and the land and title company I think that was it.

I think it’s going to continue to trend toward the Grand Haven and Traverse City type locations over the next 5-10 years.

Everything is cyclical and i think detroit is on its way back
