I would start with neighborhood, town, surrounding towns, then countywide. 

My family has been doing rehab's buy and holds and cash flow properties since I was in diapers (26+ years)  We currently own in newburgh, cornwall and highland falls NY but have owned in many of the surrounding areas as well.  

The houses surrounding the property are all in the $150,000 - $250,000 price range.  

I am sure Louisville and the surrounding area are growing at a steady pace.As an aspiring real estate investor myself, it is always intersting to visit other cities/geographic locations and do some research while there.

Next up on the list, rei meetings, networking, and figuring out the in's and out's of creating multi-member LLC's and the pro's/con's that surround them.  

There is and have been several construction projects to convert old warehouses to apartments which has been a nice addition to the market, but the demand for places to rent downtown and the surrounding one mile radius is strong.  

I have seen many hopeful investors buying these houses but do your research on the homes and growth of surrounding areas before you make a decision.

The properties in the surrounding area have skyrocketed in value over the last 2 years, and anytime a property appears for less than 100k, it gets bought out by cash investors in the blink of an eye.

I would love to learn more as there are several homes in the surrounding areas that I would love to jump on, but want to know exactly what I am getting myself into.Thanks in advance!
