We were "horrified/surprised" that many of the "Motel 8" units had lasted as long as 20 years (we're in Florida so AC life is half of what it is in "normal climates").

You might be surprised the deal you can get on the now used truck if you have cash in hand...I wouldn't hesitate to offer them $1,000 less, more if it's well equipped and not in high demand...

If accidentally having to pay $500 in closing costs again is your definition of getting screwed, I'd hate to be around when you get surprised by a bedbug infestation, a $10k sewer line replacement, or someone intentionally burning down the rehab you just finished.That's just a small sample of my last 12 months rehabbing.

Just pipes in and pipes out.There is a surprising amount of regulation between the Missouri DNR and PSC which comes with submetering and billing so wondering how others have their utility billback situated.
