We were "horrified/surprised" that many of the "Motel 8" units had lasted as long as 20 years (we're in Florida so AC life is half of what it is in "normal climates"). 

I am just surprised it took the states this long to jump into this.. its not like rent control is a new concept.  

You might be surprised the deal you can get on the now used truck if you have cash in hand...I wouldn't hesitate to offer them $1,000 less, more if it's well equipped and not in high demand...

I downloaded a SFH rental application from NOLO, but was surprised to find it pretty hokey. 

If accidentally having to pay $500 in closing costs again is your definition of getting screwed, I'd hate to be around when you get surprised by a bedbug infestation, a $10k sewer line replacement, or someone intentionally burning down the rehab you just finished.That's just a small sample of my last 12 months rehabbing.
