I think another plan may have better averages of being a retirement fund (hands off no liabilities) if that was shifted to high yield REITs with the same re-investing part you mentioned.

For retirement, long term, you will want to liquidate real estate to protect against a market shift and invest in a secure income.

You don't know there has been a shift until you're already in one.

So earlier this year we shifted gears in a massive way.  

It should shift to paper more as I pay off  my higher rate and higher hassle RE debt which is taking all my extra capital at this time.  

When I got turned on to RE investing and BiggerPockets, I shifted my focus to buying out of state.

@Joel Owens, @Andrew Johnson: Appreciate you Joel for moderating this forum and post, so in both your assessment, If I were to make a stretch here:  shifting population Demographic/Density will open up new opportunities with repurposed retail space.

That said % valuation above should indirectly reflect that, as uses a trailing history of price-income ratios, that shift up as shortage happens (i.e. above valuation % reflected downward for the shortage already)Seems good to study Census data on population/housing supply at the county level to see how exactly shortage has evolved in Austin/Fort Worth.

It was fun and I enjoyed up, but highest and best use of time persuaded me to shift gears.

So just shifting my interest towards Townhomes specially near the Plymouth or Blaine area and rent them out.
