Surely, at least one of those would be supremely motivated--so, no doubt they exist, but the critical question is whether one can get to them in an ecomically feasible manner (this mailing, for instance, would cost about $4 or $5 million; so if I were flipping a SFR in greater LA, I would lose millions on that deal, despite my conversion).

Next year I'm going to get rid of my apartment, put all my stuff in storage, and live utilizing short term rentals a la airbnb and not have a "primary residence" I was looking at getting an umbrella policy and my insurance provider said I had to have a renters insurance policy if I don't have a homeowners insurance policy for my primary residence.

Maybe you can convince those relatives to get the tenant to write you a note that he's turning the property back over to you and that they will move his stuff into storage.

I'd take a hard look at some of these niches because of concepts around scale and higher cash flow per unit concepts that can me managed / outsourced to experts and you can generate solid cash flow:  large MF apartments, mobile home parks, storage facilities, and student housing.
