But alas, I love this game and even though it drives me crazy sometimes, I can't stop playing it.

I’m unable to reach the tenant via phone or email and I want to access the property to get a certificate of occupancy and to document the condition of the property.Can I just go there with the police and if no one answers the door bust it open?

Since I wouldn't be able to access this money till the age of 59 1/2 I am wondering if it would be better for me to lower the amounts that I am putting into these accounts to either put some into index funds or invest in more real estate.

You will eventually need an LLC, but dont worry about it while you are house hacking and more importantly dont let it stop investing. 

I stopped by the house and found that the tenant had subleased the house without approaval (prohibited in my lease) and has mostly moved out (just a few bags of clothes and random items).

I thought it was a perfect investment, and I would have been willing to buy it for between $80K and $100K.Within less than 12 hours the sellers stopped taking offers on the house because they had so many.Be ready to move fast.

My resources include:- The VA Home Loan- By the time I move, roughly around $30K-$50K of my own working capital- A real estate partner and mentor based out of Chicago- My brother, a real estate broker who I can go to for access to MLS- Currently trying to build relationships with lendersI got out of the Marine Corps at the beginning of 2015 and have spent since then learning everything I can about real estate investment before trying to pull the trigger on anything.
