For someone who has never engaged in any sort of RE, learning to drive and objectively scope out your farm area is incredibly important.

The standard calculations don't seem to worry about this because they (sort of) assume the property will be renovated or reasonably stable from the start.  

Every price drop will make it reappear for agents like a notification of sorts, in case it’s been getting passed by.

Also recommend you search out some sort of training. 

Fear that these realtors have some sort of "secret sauce" that you are screwed unless you have it.

How long ago was the work done and what sort of foundation is it?

I would like to ge this all sorted out sooner than later so may look to pay someone with more bandwidth.I was in the process of getting the property inspected was when the township raised the red flag.
