Unless I am missing something you would have been in a better position just buying with 20% down on a conventional loan.

Share something that is challenging you on the retail side and then quickly follow up with asking them what their biggest challenge has been in this market.

Please help Do you have $1 million to spend, or are you saying you can buy something priced up to $1 million?

Fence in the portion of the lawn that will used by tenants, not sure the exact law, but be clear in your listing, that they cannot use the whole property, tbh idk what someone would need more than say a half acre for, unless there’s like hunting on the property or something.

Perhaps these some things you could help with to get some experience if you're interested.  

This isn't something to be left for a test kit. 

I would make sure that you build in enough profit that if something like this comes up you still profit from the deal.

I should have insured the homes, sold them, or done something to mitigate this risk.
