Some better lawyering might be to justify why lot rents might be more on one lot than another similar lot, location or view may not cut that in a park.

Being as they are my parents they would more than likely simply loan (no interest)/give me the money, but I want to approach it from a business standpoint A) to show them they would get better returns than just sitting in the bank and could be great supplemental income for retirement years and B) I'm not looking for a handout but truly trying to learn how to structure deals for private money in the future.That being said those of you who have partnered/joint venture would you be so kind as to share some of your different agreements?

I am going to adjust/add information (e.g. cut the numbers in half) to get my point across in this example.Property A, purchased Non Owner Occupied by an LLC with the intent to rent, has ARV of $75,000.

If you are cutting a circle of drywall out to install a light fixture or outlet or light switch, test the piece you are pulling out, as you have a good edge where all paint levels are exposed.

Again, he's paid up and you guys have a contract, you don't want to be the one to breach that contract.Also, and most important, I would be VERY careful about increasing the rent simply because there are three men living in your unit.

You might spend $300 for a decent saw but think about how many jobs it can be used in, that saw is going to make you money, without it, you can't do the job.Documents from an attorney are much the same, you don't run to your attorney every time you need to cut the same type of deal, those documents can be copied and used over and over.

Just have your Realtor send their Realtor an email stating that you will keep their earnest money since your survey proves that it's not in a flood plain, and that you will simply sell it to someone else - and then move on.

Heh... just had another thought... that if the contractor was this cheap to short-cut fill, the slab is probably really thin too, assisting in the breakage.
