Downstairs tenant just moved in and is signed on a one year lease and has extended family in 3 or 4 of the surrounding houses so I believe they would also be a longer term tenant.

This is one we just got entitled for 35 door and its in an opportunity zone so it has some great long term tax benefits. new 35 door townhome community possible BTR

Part of my reasoning for wanting to buy in Costa Rica is that housing (for long term rental purposes) doesn't have a good cash on cash value in my region.

Owner having a hard time selling, we wouldn't mind owning, esp for Short term rental purposes.Owner owes $249k.We would like to use very little cash, maybe higher interest rate for the seller, balloon in 5 years should interest rates come down.Anyone had success or any ideas you could share?

@Butch Greene, they may have lived in their primary residence a short period or profited so much as to exceed the tax exemption amount for selling a primary residence.
