Shoot, if the public IS willing to pay the same rate for online devoid of the university experience, I hope we can buy a good University EFT soon :) 

There is no fact to be found in this line of reasoning except the fact that we all operate with a certain set of biases (mostly unknown to us) and many of those biases shoot us in the feet.

I just had a deal come across my e-mail in Temple/Belton (TX) where the home was built in the late 80's or 90's around the same price and it will be a much better situation with similar economics.If you're going to be a long-term buy and hold investor, shoot for newer properties.
