These buildings are very desirable because they are stable which means that your vacancy rate will be lower and not I lot of tenant turnover. 

So, it really becomes a question about your desire for reward matched with your tolerance for risk.

The biggest thing I’ve run into is making sure the investment property is in a desirable area.

You won't find deals like that in "desirable" neighborhoods

The thing to keep in mind is the lower the CAP the more desirable the area and property the higher the CAP the opposite is true. 

With that said, reducing expenses, budgeting, and saving were not accelerating me toward my financial goals as I desired.
