I know there are pros and cons to selling my primary home to my LLC but my question really goes a little deeper than just tax benefits:I am curious to know if I sell my primary home to my LLC regardless of tax benefits; and then rent it back to myself (through another LLC) … technically I don’t have a primary residence anymore so I could buy a Multifamily or Apartment complex as long as I am willing to live in one of the units correct?

They don't sell title insurance for foreclosure properties or what does that mean. 

Also, selling off any lots up front is not part of equation because I've agreed to fix the subdivision road these are in. 

This shouldn't be a the key determining variable for you, but it's worth noting that you couldn't sell a property in Puerto Rico and do a 1031 into another property in, say, Florida or New York. 

With the blanket loans say you want to break one out and sell one you will have to pay back 120% of the balance assigned to the property towards the principle of the loan
