It's even more suspecious when there is no management team and actual employees working for that out-of-state company in the state where the company is filed.At least two California real estate attornies have confirmed the above strategy, so I really want to know how this whole thing works properly without any risk on the investor's end.

Do enough people slip through that it would be worth paying for a service on a monthly basis to be able to pick up the phone and have someone come shut down the party/monitor the property to stop a party before is starts, i.e. more people arrive than listed on the reservation

I spoke to someone in the city's zoning department that confirmed the area was once zoned for up to 2 units and the property can continue its existing use but it has to be rebuilt as a single family if destroyed.
